Homeowner Desires: Completely update and renovate their 1960’s ranch style home.
Home Challenges: The whole home remodeling project was to be completed during the winter months with a completion deadline of May 1, 2010.
Remodeled Solution: Update all living spaces, bedrooms bathrooms and kitchen. Encase existing rough cedar wood beams in smooth knotty alder. Replace all cabinetry and countertops. Rework the space allocations for bathrooms and install new stone tile and bath fixtures. Replace all windows with new energy efficient Marvin Windows. Replace exterior doors with custom doors from Pinecrest. Upgrade all mechanical, HVAC, plumbing, electrical and A/V systems. The project was ompleted ahead of schedule.
Special Note: McNulty Homes had remodeled the home completely for the same owner in 1972; and partially with a new kitchen in 1986.

Homeowner Desires: Homeowners wanted to expand their living space in this 1940's colonial-style home to add a master suite, family room, new kitchen and larger garage
Home Challenges: One of the challenges was to complete the project in time for Fall Remodelers Showcase to qualify the owners for model home supplier discounts. The project started in May and was open for the Showcase Event in October. Other challenges included replacing existing windows, matching the old brick and mortar with new compatible brick, matching old existing millwork profiles with new material and working in a limited access backyard area.
Remodeled Solution: The on-time completed project also included new landscaping, patios, copper gutters, driveway and roof. The new spaces created in the kitchen, family room, and garage areas all turned out to be wonderful new spaces for a growing family.

Homeowner Desires: Create a considerably larger kitchen and add an upper level
casual space.
Home Challenges: Among many typical challenges with older homes, this 1920’s home had a uniquely difficult one. To expand the small galley kitchen, an outside wall had to be moved into a steep hill at the rear of the home where access was almost impossible.
Remodeled Solution: In addition to creating
the dream kitchen for the homeowner, the project included adding a powder room and creating a second floor den area with a staircase from the new kitchen that turned out to be the homeowner’s favorite feature. We also created a wonderful usable backyard and patio area which had been completely unusable prior. The remodeling project came in on time
and on budget.

Homeowner Desires: Update the entire home interior technology and construction features and add exterior features including a screen porch, upper level master bedroom over the garage, and a fourth garage stall addition.
Home Challenges: Originally built in 1978, the homeowner desired 21st century features throughout the home. The floorplan was completely changed and supporting walls
had to be moved.
Remodeled Solution: The new gourmet kitchen was expanded to include hardwood flooring, additional windows, new cabinetry and luxury appliances. Exterior upgrades included an outdoor fireplace, landscaping and elevation enhancements. McNulty worked closely with SALA Architects to match previous exterior finishes that was completed to the
homeowner’s utmost satisfaction.

Homeowner Desires: Add a master bedroom
and family room while maintaining the english cottage-style exterior features.
Home Challenges: This 1920’s home was situated on a smaller homesite that included a detached underground garage upon which the new home addition was to be built.
Remodeled Solution: The master bedroom expansion included a luxury bathroom and large closets. A new large family room was included featuring oak flooring, hand-hewn ceiling beams and a beautiful custom fireplace. Numerous large windows were added to the south-facing wall to enhance the views to Lake Calhoun. Ironwood decks and ornamental detailing complemented the cottage-style exterior.

Homeowner Desires: Renovate the entire home while adding a sunroom, swimming pool, garage and landscaping.
Home Challenges: This 1970’s home required an interior and exterior makeover while the owner’s lived in the home during construction. Construction challenges included moving interior support walls, changing the HVAC system, and updating the technology
features to 21st century requirements.
Remodeled Solution: A sunroom was added with easy access to the backyard that featured a new swimming pool, hot tub and water garden landscaping. The pool area included a beautiful and spacious concrete deck. The garage expanded from 3 stalls to 4 stalls including a working area. An upper level patio was added to capitalize on the scenic views offered by the 25-acre estate. A new energy-efficient heating and cooling system provided a comfortable living area and cost savings.

Homeowner Desires: Expand galley-style kitchen while updating cabinetry and appliances.
Home Challenges: This 1940’s Lake Minnetonka home had multiple hallways leading to many rooms while the kitchen had limited access.
Remodeled Solution: McNulty added a bay window to the kitchen and eliminated a hallway that was rarely used to expand the kitchen area. The complete renovation included a window-filled breakfast nook, butler’s pantry and computer area that included custom maple cabinetry, granite countertops and gourmet appliances. McNulty worked closely with the homeowner’s to minimize disruptions while they continued to live in the home during construction.

Homeowner Desires: Repair a bowed basement wall without damaging the finished living area.
Home Challenges: Due to exterior water pressure from a leaking sprinkler system,
the foundation of the basement wall was weakening creating a bowed wall in the
finished family room.
Remodeled Solution: McNulty worked closely with the homeowner and their insurance company to replace the water-damaged concrete block in the foundation wall. After carefully removing the finished living area components, McNulty replaced the concrete blocks and added waterproofing, insulation board and new drain tile to eliminate water intrusion. The paneling, trim and carpeting was re-installed to complete the project to the homeowner’s
overwhelming satisfaction.
